Credit Suisse Asset Management (Schweiz) AG was in the purchasing process for the logistics hall still under construction in Dahlewitz, around 15 minutes drive from Berlin-Brandenburg Airport. A technical due diligence was required to illustrate the status quo of the construction progress as well as to point out possible risks in the course of commissioning and handover.
Challenges
The property is a logistics hall, which was almost completed at the time of the investigation. One of the two tenants had already moved in. Accordingly, some of the technical facilities were already in operation. However, due to the conversions taking place in the second tenant area, there were still re-plannings at the tenant's request and the associated changed technical requirements. In regard to the construction progress and the changed tenant requirements, it was necessary to travel to the project several times and record the status quo.
Added value
We were able to point out the risks to the client and the expected costs. Our analysis had an influence on the negotiation talks in the course of the purchase.
