In the district of Degerloch, a new office property with approximately 45,000 square meters of rental space was developed between 2020 and 2023. The six-story new building, featuring a partially three-story underground parking garage, serves as the new headquarters for Hallesche Krankenversicherung. We supported DZ HYP as the financing institution, starting with the creation of a comprehensive initial report, followed by monthly monitoring reports and ongoing assessments throughout the entire project until the property's sale by Unmüssig.
Challenges
Due to the existing multi-story garage on the property, a section of the underground garage had to be initially constructed independently. Once this first part was completed and operational, the multi-story garage could then be dismantled, and the remaining section of the underground garage added. Special attention was paid to ensuring necessary connections and interfaces during this process.
Added value
As the project-monitoring entity, we provided the financing bank with regular, comprehensive reports on the current project status. This enabled them to release funding tranches based on gained assurance and consideration of any emerging peculiarities. Our regular on-site inspections, combined with a project-specific documentation tool for tracking development stages, ensured smooth and transparent communication with the borrower.
