Since 2020, Lukullum Besitz GmbH has been realising the new construction of a high-quality business hotel with restaurant in a top location in Friedrichshafen, in direct proximity to Lake Constance. The existing building, which was originally also the headquarters of the Landeszentralbank, had to be demolished due to numerous technical inadequacies. The new hotel with its sky bar is an architectural highlight in Friedrichshafen.

Challenges

At the time of our project launch at the end of 2021, construction was already well advanced. The intensive completion phase was imminent. The client was increasingly confronted with critical and elaborate issues where he needed professional support and strong relief. Due to various developments from the project history, there was a delay of several months, the qualities did not fit in some places and there was a need for clarification on various contractual issues.

Our task was to quickly analyse and verify the situation with its numerous challenging task areas and to weigh up options for action. Subsequently, it was necessary to define clear work packages and set priorities together with the project team in order to ensure structured processing with a clear target focus. We continuously coordinated and monitored the processing of the work packages. At the same time, we provided the client with ongoing strategic and technical advice. Through the strong relationship of trust that developed, we were able to positively influence many issues.

Added value

The completion and commissioning phase could be significantly optimised compared to the original approach by using our comprehensive know-how combined with a high level of personal commitment. Existing delays and quality deficits were analysed, evaluated and largely reduced through appropriately structured measures together with the parties involved. In parallel, critical cost demands of the general contractor were professionally examined and negotiated.
