Real estate and location strategies

Due to increasing student numbers, a growing demand for afternoon care, the condition of the buildings, and numerous other new conditions, the city of Ravensburg recognized the need to develop three school sites in close coordination with one another. For the responsible authorities, and in close consultation with them, we developed a comprehensive and practical development strategy.

 

This involved analyzing and structuring organizational, political, energy-related, structural, as well as other real estate and school-specific aspects in such a way that a smooth implementation process would result, leading as efficiently as possible to the envisioned future state.

Challenges

A particular challenge was that the growing space requirements would soon exceed the available capacity. Relocations and renovations had to be organized while taking the ongoing school operations into account. At the same time, a new building currently in the planning stage had to be incorporated into the strategy, and the tight schedule of measures required a very precise analysis.

Additionally, interim measures needed to be minimized, and the increasing pressure due to the legal entitlement to full-day care in primary schools, which will take effect in 2026, had to be considered. Finally, the interests of the public and parents had to be included to ensure broad support throughout the process.

Added value

In addition to developing the strategy, we assessed the maintenance backlog of the school buildings and conducted a detailed evaluation of the spaces for the relief school. Together with the responsible authorities, we developed a clearly defined target vision. Various options were created, which included timelines, costs, relocation plans, and an evaluation of the pros and cons. The preferred option was identified in collaboration with the responsible mayors and the lord mayor, and was prepared for the upcoming committee process. Ultimately, we were able to develop a successful strategy for the schools, which provides a solid foundation for future school development.
