LHI Kapitalverwaltungsgesellschaf mbH was in the process of purchasing an office property in Bahnhofstraße in Regensburg. The property was extensively renovated in 2017 and subsequently fully let. In order to be able to better assess the risk with regard to the building fabric and the technical installations and to be prepared for any costs, the client required a technical due diligence.
Challenges
The property is an existing building that had been completely renovated from the ground floor upwards. Accordingly, the condition of the surfaces and above-ground technical installations was in very good condition. However, old installations were also discovered to be in poor condition, so that a replacement was proposed and priced as part of our investigation. Moreover, only few documents were available, so that corresponding risk positions had to be formed and evaluated.
Added value
The client was made aware of the risks and the costs to be expected. We managed to provide the client with a basis for the profitability analysis and to point out necessary investigations to minimise risks and to name missing documents.
