On the former manufacturing site of Schuler Pressen (formerly Müller Weingarten), an urban and sustainable quarter for all generations is being built on an area of approx. 37,000 sqm. The concept, which emerged from an urban planning competition, envisions a small-scale building structure - based on the neighbouring old town. A total of 500 flats and numerous commercial and gastronomy units will be built in the quarter.
Challenges
The project was sold to BUWOG during the project development and the development was finally carried out by BUWOG. Due to the changed market situation and the advanced planning, savings potentials as well as space optimisations had to be made to an existing planning. This optimisation was to be accomplished without significantly interfering with the basic structure of the planning. The neighbourhood, formerly used as a machine factory, was in part heavily contaminated by environmentally harmful residual pollution. In the course of this decontamination, about 19,000 tonnes of contaminated material were disposed of. After the demolition and construction of the excavation pit is completed, the entire neighbourhood will be free of contaminated sites.
Added value
First, a project analysis was conducted. The current status of the project was analysed in terms of fundamentals, project strategy, costs and profitability, risks and further recommendations for action. The demolition and excavation was then accompanied in the function of the client's representative. All issues arising in the project were dealt with, coordinated and presented to the client by albrings + müller. At the same time, a competition for the selection of a preconstruction partner was set up and carried out in order to optimise the planning in terms of execution and cost-effectiveness together with an executing partner.
